April Market Trend Data from Land Registry 

  • April house prices down 0.3 per cent since March: average house price in England and Wales now £160,417
  • South East tops the table of regional applications with 233,486 in April
  • Over 51,000 residential property sale prices in England and Wales lodged for registration in April ranging from £8,000 to £55 million

The April data from Land Registry's flagship House Price Index shows an annual price decrease of 1.0 per cent which takes the average property value in England and Wales to £160,417. The monthly change from March to April is a decrease of 0.3 per cent.

  • The region in England and Wales which experienced the highest increase in its average property value over the last 12 months is London with a movement of 5.1 per cent. 
  • London also experienced the greatest monthly rise with an increase of 5.1 per cent. 
  • Yorkshire & The Humber experienced the greatest annual price fall with a decrease of 5.6 per cent.
  • West Midlands saw the most significant monthly price fall with a decrease of 2.7 per cent.
  • The most up-to-date figures available show that during February 2012, the number of completed house sales in England and Wales increased by 9 per cent to 43,331 compared with 39,670 in February 2011. 
  • The number of properties sold in England and Wales for over £1 million in February 2012 decreased by 3 per cent to 462 from 478 in February 2011.

The Transaction Data shows Land Registry received over 1 million applications from all its customers (account and non-account) in April. This includes 931,857 applications by account customers, of which:

  • 229,615 were applications in respect of registered land (dealings)
  • 500,063 were applications to obtain an official copy of a register or title plan
  • 131,252 were searches 
  • 57,091 were transactions for value.

The Price Paid Data includes details of over 51,000 residential property sales in England and Wales that were lodged for registration in April 2012.

The most expensive property sold for just under £55 million in March 2012 and is located in central London; the cheapest property is in Colne, Lancashire and sold for £8,000 in March 2012.     • the full address 
    • the price paid 
    • the date of transfer
    • the property type 
    • whether it is new build or not 
    • whether it is freehold or leasehold.
  8. It can be downloaded from the Land Registry website as a monthly snapshot of our price paid database at http://www.landregistry.gov.uk/professional/market-trend-data/public-data/price-paid-data and is available for anyone to examine or reuse free of charge under the OGL.

  10. The HPI uses a sample size that is larger than all other statistical measures available. It is calculated using Land Registry's dataset of all residential property sales completed in England and Wales since January 1995.
  11. Land Registry's dataset contains details on 16 million residential transactions. Of these, over six million are identifiable matched pairs, providing the basis for the repeat sales regression analysis used to complete the index. This technique of quality adjustment ensures an "apples to apples" comparison between properties.
  12. The monthly Transaction Data shows how many applications for first registrations, leases, transfers of part, dealings, official copies and searches were lodged by Land Registry account customers.   13. Transactions for value include freehold and leasehold sales. 
  14. Most searches carried out by a solicitor or conveyancer are to protect the purchase and/or mortgage. For example, a search will give the buyer priority for an application to Land Registry to register the purchase of the property.
