Building Regulations

This part of the Portal contains information aimed at users with a degree of familiarity with the Building Regulations and the Building Control system.

Building Regulations apply in England & Wales and promote standards for most aspects of a building's construction, energy efficiency in buildings, the needs of all people, including those with disabilities, in accessing and moving around buildings.

How to get approval

The way to obtain approval will depend on whether you choose to use the Building Contol services of a Local Authority or an Approved Inspector.

The most recent versions of the Approved Documents for the fourteen technical "Parts" of the Building Regulations' requirements are accessible here.

Determinations & appeals

Determinations and appeals are two procedures which provide for the Secretary of State for Communities and Local Government or the Welsh Ministers in the Welsh Assembly Government to adjudicate in disputes.

Building Policy & Legislation

There are a number of pieces of legislation that relate to the standards of premises or construction and, depending on the type of premises and whether any building work is being carried out, one or more could apply at any given time.

Greener Buildings

Parts of the Building Regulations, including the Code for Sustainable Homes and the EPC for Construction, aim to help reduce carbon emissions and protect the environment.

Good Practice Guides

Good practice guidance is issued by 'Communities and Local Government' to augment policy and advise on the best way of achieving certain technical outcomes.
