Design and construction

Pocket park

The pocket park provides a great space for imaginative play . The bespoke equipment and subtle colours are a distinct break from more generic play spaces often provided for children. The pocket park also includes quieter seating areas and a variety of well-maintained planting.

There is a missed opportunity to integrate the pocket park more successfully. A railing with no gate was installed to separate the park from the internal courtyards as a result of Secure by Design guidance. The pathway of the interior courtyard leads directly to this railing before ending abruptly at the boundary, creating a confusing and inefficient arrangement.

Residential buildings

The residential buildings are a high quality and successful contemporary response to existing development in the conservation area. Their rhythm mirrors the existing built form and creates interest. Projecting balconies and inset terraces provide both visual interest to the building and excellent amenity space for residents.

All units are dual aspect and interior spaces are clearly laid out and well considered. Sliding partitions between the kitchen and lounge areas allow for flexibility . Accessibility was an important consideration and all units reached Lifetime Homes standards.

Construction materials

Brick slips on steel rails were used for the facades, which reduced construction costs and waste. This innovative material also contributed to the distinct character and allowed thicker insulation on the external walls in this tight site, resulting in more energy-efficient buildings.

Other features

The integration of the children’s and community centre is a refreshing alternative to a standalone structure. The main frontage is vibrant and inviting, providing a positive face for this community asset.
