Angel Waterside has a wide range of accommodation sizes. These were agreed in advance with the London Borough of Islington, based on their housing needs assessment and planning policies. The blocks are designed to be ‘tenure blind’, so that there is no visible distinction between affordable and private blocks.
The majority of units are studio, one or two bedroom flats to suit first time buyers, singles, couples and small families. A three bed and a four bed maisonette are provided in the affordable block to house larger families. This range of unit sizes should ensure a mixed community within the building and sustain the sociability of the area over time.
Angel Waterside has good access to public transport, with regular buses on City Road and tube stations at Angel and Old Street around 800m from the scheme. The scheme is a little isolated for everyday shopping facilities, many of which are a kilometre away along Upper Street or Old Street. This should change as further redevelopments of the City Road Basin are planned to include retail uses.
The scheme provides an excellent new waterside park in a part of Islington that lacks high quality green public space. As a redevelopment of a brownfield site within existing city infrastructure, the scheme meets the EcoHomes Good standard.
