Design process

East Cambridgeshire District Council purchased the site and appointed conservation architect and planner, Derek Latham Associates, to produce a layout and extensive design guide for the competition and tender. The site was previously industrial, and the land became subject of a C4, as archaeological finds were expected.

The town residents participated in a Community Planning Process, which resulted in the inclusion of a large park on part of the site

The national competition for developers to submit designs and tenders resulted in a short list of mainly local firms. Before appointing the winner, councillors visited examples of their existing developments.

The appointed architects were Hawk and Dovetail. They followed the design guidance contained in the development brief and produced a scheme using local vernacular to provide a wide variety of house types, so that the environment appears to have grown over time.
