Design process
Following the rejection of their first planning application, which met intense local opposition, an appeal lodged by Midas Homes was also refused. The Inspector recognised the site was suitable for housing but indicated that any acceptable scheme must recognise Shaldon’s distinctive character. An urban form study was therefore completed by the architect in November 2001, and approved by a Working Group of local residents, local authority, developer and designers. Subsequently every stage of the evolving proposal was presented to the Group and at public workshops to build a consensus which enabled a successful application in 2002.
As Section 106 items, the developer provided a 48 space public car park, road widening, a new footpath on Bridge Road, seven social housing units and financial contributions to education (£42,645) and open space (£14,700). A 20 mph speed limit and traffic calming on Bridge Road were negotiated, allowing a reduction in visibility splays and radii.
