Trinity Watch

Description

Trinity Watch was designed by Tyack Architects and Bespoke Design Co for Rosemullion Homes. It sits on the edge of the renowned historic harbour town of St Ives, an artistic centre and tourist destination which has been harmed by unsympathetic development.

Trinity Watch can be seen on the skyline from the harbour and raises the quality of design in this sensitive environment. The hilltop site was formerly used for agriculture and its exsposure to high winds had to be considered in the detailing of the buildings. A public footpath to a leisure centre and bus stop has been kept and is used by local residents.

The 15 homes vary between two and three storeys and each has a different plan to accommodate the sloping site. take advantage of the views to the north and east, achieve sunlit rooms and ensure private open spaces. The materials used reference local practice and link the building forms together. Generous space standards range from 210 square metres to 72 square metres and all homes achieve a Very Good Eco Homes rating.

The affordable housing has been integrated with open market homes costing more than half a million pounds - they are indistinguishable from each other as both use the same high quality materials and detailing. The mix of ages and family sizes helps Trinity Watch function as one community and neighbours speak to each other across the tenure divide. As one lady living in a rented apartment said “they’ve done us proud”.
