Timber Wharf

Evaluation

Timber Wharf thoroughly deserves the awards that it has received. It is model of how to provide an exceptional environment for occupiers, while also maintaining high-density and keeping costs competitive. Uncompromisingly modern in design, the tough aesthetic would fit equally well into a more urban area. The architecture is tempered by the sophisticated hard and soft landscaping which surround it.

The core principle of the design was to use and adapt a simple and efficient construction system. Following extensive research, the existing systems were developed to provide a robust structure, which met the critical criteria of: structural stability, sound insulation, fire separation and a high standard of internal and external finish.

From a spacious entrance hall, a nine-storey atrium provides access to the dwellings. A degree of openness and light is found throughout. The rooms have magnificent views, sometimes in both directions.

Whilst the superstructure was manufactured in the UK, bespoke 6m x 3m sliding door screens were supplied from Denmark. The building frame was constructed at the rate of one floor per fortnight, with lower floors being fitted-out as upper floors were being erected.

The intelligent construction was cost effective and fast. The fair-faced concrete surfaces with their lacquer finish provide elegance and durability. The full-height sliding doors open the dwellings up to the balconies and to the outside world in a most attractive manner. Floor to ceiling internal doors, and creative detailing provide a feel of luxury to a standard product.

Landscaping is a key element. There is formal planting between the building and the canal, and alongside the visitor parking to the rear. There is an enclosed courtyard joining this development with the adjacent refurbished project, also by Urban Splash.

This type of development could be adopted in many other locations, and with repetition, performance would no doubt improve still further.
