The Village

This extensive mixed use development of converted and remodelled historic buildings and specially designed new residential units has many aspects that cannot be bettered.

The 120 year old barracks site was vacated by the Guards Depot in 1995, put up for sale by the Ministry of Defence and bought by a locally based developer. Linden Homes and John Thompson Partners actively encouraged the participation of local residents who initially were fiercely opposed to a housing development.

The Village has been successfully integrated with the surrounding locality which benefits from the new amenities and services it provides. Utilising good urban design practice and retaining the best features of the barracks, the scheme provides variety and vitality and is now transformed into a vibrant and sustainable new neighbourhood with a range of housing tenures, carefully planned buildings and impressive public spaces.

The developers contributed over £3m in the Section 106 agreement which included the gift of a number of existing buildings to the community body (now the Caterham Barracks Community Trust), with sufficient sums to facilitate refurbishment, a new bus service to the train station together with a voucher scheme and off site transport improvements.
