Staiths South Bank
Design process
The waterside site had previously accommodated a coal depot, gasworks and coking plant. After being used for the 1990 Gateshead Garden Festival, it attracted over 40 development proposals before Wimpey appointed Ian Darby Partnership in 2001. Hemingwaydesign joined the team soon after to help create the masterplan. Their belief was that people want houses with gardens but that the car’s presence should be minimised.
Hemingwaydesign worked closely with IDP Architects, Glen Kemp (masterplanner and landscape architect) and other team members, including Gateshead Council who obtained Home Zone funding for the scheme. Phase 1 with 158 units was approved in July 2001 along with outline permission for the rest of the total 697 unit scheme. Work started on site in 2002 and Phase 1 was completed in April 2005. The whole scheme to house over 2,000 is projected to be finished in 2010.
