Sinclair Building

The Sinclair building is one of Sheffield’s finest mixed-use developments.

Situated on the edge of a conservation area along Glossop Road, the scheme is set amongst a varied, largely Victorian streetscape, with modern infill developments littered around.  Although the townscape is mixed in quality, the scheme rubs shoulders with some solid Victorian terracotta and sandstone. 

The scheme is designed by Project Orange on behalf of Sinclair’s China and Glass Shop – a family business that has grown into a full-block of terraced properties over a 30 year period.  The ad-hoc absorption of terraces has proven to be a less-than-desirable arrangement for the growing business, but the financing of a new building would have been impossible without a significant disruption to trade.   

The solution was a six storey mix-use scheme accommodating two floors of retail and four comprising luxurious apartments.  The privately sold apartments cross-subsidised the redevelopment as well as providing compensation for the store’s loss of earnings.  The exciting yet responsive design has won back its customers and the business survives, in what is can be described as a successful twenty-first century re-invention.
