Design process

In the late nineties, Persimmon Homes applied to construct the maximum possible number of dwellings on the site. This was based on stretching government policy on greenbelt development (PPG2) to its limits. After a public inquiry, Bradford City Council set up a design and build competition. This was won by a local developer - Burley Developments - with 139 houses and flats.

After ground works had started on site, Burley Developments sold the project to David Wilson Homes Northern. David Wilson Homes appointed Waller and Partners as architects. Waller and Partners adapted the developer’s national standard units to fit the existing design.

Throughout the process, the Council has given strong support. There have also been ongoing consultations with Ilkley Parish Council, and a local interest group, Burley Community Council. Green areas will be managed on behalf of the residents, who will pay an annual charge of about £160 per dwelling (2003).
