Ingress Park

Ingress Park is a seven-year programme to build 950 homes, shops, live-work units and a new school on the south side of the River Thames about one mile east of the Dartford Crossing.

It is a large development set in grounds surrounding the grade 2 listed Ingress Abbey, previously landscaped by Capability Brown. The density of the development ranges from 40-150 per hectare. For the first phase of the development, completed in 2001, the dwelling mix ranges from one bedroom flats over garages to four bedroom houses.

Context and place making objectives have been at the heart of the approach to the development. Good housing design and masterplanning have driven the development process. Areas range in density depending on the style of development. The extensive, retained woodland and park are intended to offset the density and also contain footpath and cycle links throughout to minimise car usage. Crest invested £6 million in the restoration of the abbey, follies and parts of the grounds and, due to close consultation with planners, the council required only 10% affordable housing.
