Grange View (also referred to as The Dairy) is a traditional development, designed to imitate and blend with its historical neighbours, and to appear to have been constructed gradually over time. Elevational treatment and detailing has been carefully considered, and works well within its chosen parameters.
The team have worked together on a number of projects in the region. They are able to provide a wide selection of house types, with bespoke front elevations designed to comply with local need.
The car parking is intelligently handled, with integral or freestanding garages positioned discreetly. Parking is at a ratio of two per house, and one per flat, and is mainly off-street. Car ports are constructed of traditional materials and are hidden at the rear. Drive-through archways are often used for access, with flats or bedrooms above them. A simple road layout, with minimal cul-de-sacs and attractive pedestrian routes, encourages a sense of place.
The wide frontage dwellings are uneconomic in overall land-use terms. Each building footprint is however compact, freeing up maximum space for individual gardens and communal space. The design allows for the development, in due course, of desirable live / work units to the rear.
A sophisticated palette of materials and finishes including painted brick, rendering, timber boarding, pantiles, clay tiles, and strong paint colours add to the particular character of this development. The 'cottage', rather than the house element provides particular resonance.
The square acts as a visual and social focus and provides a clearly defined neighbourhood that is typical of small communities. As the planting in gardens and the square matures, this will add value and character to the development.
