Elmington Estate

Design process

Part of a consortium selected by London Borough of Southwark to redevelop the five Peckham estates, architects BPTW and Pollard Thomas Edwards created a masterplan, approved in 1995, and were appointed to design individual phases. When Southwark decided to incorporate Elmington Estate into the project, the two practices produced a masterplan for this and were subsequently appointed by the contractors for the design and build scheme.

Approval for the new scheme was given in May 2000, demolition of older units started in 2001 and construction of new units started in January 2002. BPTW designed most of the buildings in Phase 1b and 1c, which were completed in June and December 2004 respectively.

An intensive programme of consultation was undertaken with families to be rehoused, both during initial design stages of the masterplan and after planning applications had been submitted. Tenants were invited to select extra items from a list which included water butts and wormeries.
