Brewery Square

Evaluation

Brewery Square shows how intelligent development can enhance a neighbourhood in many different ways. A real sense of place has been created, which has a strong character of its own, and fits convincingly into its surroundings. The central piazza, with its café, restaurant, shops and gallery will generate activity, bringing in people from all sides. The new pedestrian routes are already popular. This is both a community for the residents and an amenity for the neighbourhood.

Some pedestrian routes are wide enough for vehicular access in case of emergencies, or for major deliveries. With the basement parking extending out to the edges of the site, cars will be discreet, though easily accessible.

The layout, massing and elevational treatment is of the highest standard. It illustrates how new development can enhance an historic location. The materials are low-key and robust, reflecting the local industrial heritage. The detailing is both strong and delicate, providing interest with the bay windows and the irregularity of the fenestration.

Construction was economical, with a basic concrete frame that, although not fair-faced, is able to be exposed at ground level for commercial use. The rain-screen cladding panels over the blockwork infill are faced with pre-patinated zinc or copper. Copper cladding was included on the recommendations of the planning authority.

The interior planning is perhaps the weakest element, with fairly low space standards, extended circulation and minimal storage. However, this is balanced by light and views, and the general elegance of the development.

This project is a commercial success, with all the flats having been sold, and considerable interest shown in the town houses as they near completion.
