Statutory Gas Safety Inspection

A guide to annual gas checks in Service Families Accommodation

Q Why do I need to have a Gas Safety Inspection carried out in my SFA?
A All landlords, including Defence Estates, have a statutory legal responsibility to ensure that gas safety checks are carried out on every gas appliance on an annual basis. The Gas Safety Inspection ensures that your gas appliances are safe to use. Once it has been successfully completed, the CORGI registered engineer will fill in a Gas Safety Inspection Certificate in triplicate. One copy of the Gas Safety Inspection Certificate will be retained by the engineer, one copy will be passed to the DE prime contractor and one copy will be issued to you. Please ensure that your copy is left behind in the property when you vacate your SFA.

Q Who makes the arrangements for the annual Gas Safety Inspection?
A In England and Wales, arrangements are made by MODern Housing Solutions, the Housing Prime Contractor. In Scotland, Amec Turner, the Regional Prime Contractor Scotland, make the arrangements.

Q How much will this inspection cost me?
A Absolutely nothing.  Defence Estates meet the full cost of the entire inspection and any subsequent repairs.

Q What if there is something wrong with my gas appliance, how does it get repaired?
A Occasionally it becomes necessary for the engineer carrying out the inspection to completely shutdown an appliance so that it cannot be used. The only person who can make the decision is a CORGI registered engineer who must not be prevented from doing so as this is his legal duty, and would be entirely for reasons of safety. Under these circumstances, MODern Housing Solutions or Amec Turner, as appropriate, will carry out any necessary repairs or replace the appliance as soon as practicable. On other occasions, the engineer may recommend that other repairs are carried out to the appliance but will not find it necessary to shutdown the appliance. In these cases repairs may take a little longer.

Q What if I am too busy to allow access for this inspection?
A MODern Housing Solutions or Amec Turner, as appropriate, will ensure that a convenient appointment is available to have this service carried out within normal working hours. Please remember that it is a condition of the Licence to Occupy, that you allow access for this inspection.  Should the Contractors have explored all possibilities to gain access, then Defence Estates will have no alternative but to ask the licensee’s Commanding Officer to intervene to ensure that access is given for this inspection. Please don’t waste our time or yours. If the date you are given is not suitable, contact the repairs helpdesk immediately to arrange a convenient appointment. Remember, you are the only one who can agree and allow access.

Q So this inspection is quite important then?
A

Yes, Yes and again Yes.  People have died and still do from Carbon Monoxide poisoning, which has occurred as a result of un-serviced gas appliances.  It is extremely important that once notified your inspection is due, you make every effort to allow early access.
