Town centre 'meanwhile use' specimen leases

This page provides links to specimen leases that Communities and Local Government have published, for use in letting empty town centre business properties for temporary non-commercial occupation.

These leases, drafted by lawyers Denton Wilde Sapte on our behalf, may be used freely. However, if you plan to use them, you will need to satisfy yourself that they are suitable for the letting in question, with any necessary adaptations, taking legal advice as appropriate.

While we have used our best endeavours to ensure that these leases will be suitable for most temporary lettings, Communities and Local Government cannot take any responsibility for use of any of these leases.

Three versions of the specimen lease are provided:

for direct lettings by a landlord to a temporary occupier
for lettings by a landlord to an intermediary (eg a local authority or voluntary body), and
for lettings by an intermediary to a temporary occupier.
